Homes on the market in Jefferson City spent fewer days on the market and increased in average sales price last month compared to October 2013, while the total number of units sold remained nearly the same and total units sold year-to-date lagged behind last year's numbers.

October 2014 residential home sales statistics from the Jefferson City Area Board of Realtors are as follows:

• Number of active listings: 770, compared to 803 in October 2013.

• Number of new listings: 162, compared to 187 in October 2013.

• Number of units sold: 101, compared to 99 in October 2013.

• Average sales price: $145,417, compared to $136,269 in October 2013.

• Average days on market: 80, compared to 102 in October 2013.

• Total units sold year-to-date: 965, compared to 1,052 in October 2013.

Missouri's real estate market experienced quicker sales and healthy increases for property selling prices last month, according to recent Missouri REALTORS sales data. The total sales volume for the state was more than $982 million, an 18 percent increase over October 2013.

• 5,888, an increase of 3 percent compared to 5,723 in September.

• Average number of days on market: 122 days, compared to 124 in September.

• Average sales price: $166,811, compared to $165,677 in September.

• Median sales price: $135,000, the same as in September.

With solid home sales and healthy price appreciation, the current state of Missouri real estate shows strong trends with favorable conditions for both buyers and sellers, according to a Missouri REALTORS news release.
